Building Assessment - Our Approach

We assess existing building conditions visually, with non-destructive test methods, probe openings and provide semi-destructive testing when necessary. 

Though our aim and philosophy is to retain as much of the original material as possible it is our belief that if one does not observe the underlying conditions first hand, then serious conditions could go unnoticed which could result in future failure.

For steel frame or concrete buildings, where the structural or reinforcing steel is embedded in masonry, we take a unique assessment approach from our experience in the corrosion industry.

With our non-destructive testing, we can assess current conditions for target areas or test entire facades.  We can determine Corrosion condition and risk, location of ferrous metals, areas of water infiltration or high moisture, and voids between the steel frame and the masonry façade.

We can provide long-term temperature, humidity, and corrosion rate monitoring should a client want to thoroughly assess a building prior to making final repair decisions.

Echem Consultants provides historic building stewards with practical, objective, and analytical answers to corrosion and water related problems in steel frame and concrete buildings.  We have been involved with problem solving on buildings for over 10 years and can provide traditional or electrochemical repair options.

Echem Consultants provides clients with testing and repair options for corrosion and water related issues in buildings. Our primary focus is on transitional steel frame buildings from the late 1880s to the 1940s and early/ modern reinforced concrete buildings with a niche specialization in corrosion engineering and science.

Our main aim is to determine current conditions, factors influencing conditions, and to mitigate corrosion problems on buildings. Intermediate or short-term repair options can possibly have detrimental effects for the longevity of the building fabric.

Through analysis, investigation and design, we assist in whole of life cycle costs, savings for the building owner: in materials selection, design and repair options with long term mitigation strategies. We offer a proactive and preventative approach to corrosion problems on buildings.

Our specialization is corrosion related repair options. This includes the design and support for the use of Impressed Current Cathodic Protection Systems, which when installed on the building provides long-term corrosion mitigation. Impressed Current Cathodic Protection is a highly technical and unique repair strategy that is currently gaining popularity in both landmark and traditional steel frame buildings with in the United States. It is well established as a mitigation technique in the UK, with installations on hundreds throughout the UK.
